Whatever the use, the electrical side needs proper planning: a secondary dwelling isn't just a long extension lead from the house, it needs its supply, protection and circuits done correctly and to standard.</p><h2>Getting power to the building</h2><p>Power to a granny flat or studio is run as a proper sub-circuit or sub-main from the main switchboard, usually underground in conduit, sized for the load the building will carry. How it's done depends on the distance, the load, and whether it's a self-contained dwelling or a simpler studio. This is the part people underestimate, it's not a job for a trailing lead, and getting the supply right from the start avoids problems later.</p><h2>Its own circuits and protection</h2><ul><li>A dedicated distribution board in the new building, or properly protected circuits from the main board.</li><li>Safety switches on the circuits, the same as the main house.</li><li>Power points, lighting, hot water and any appliances wired to standard.</li><li>Smoke alarms wired in where required.</li></ul><h2>Plan it in early</h2><p>The cheapest and cleanest time to sort the electrical supply is during the build, before slabs and walls close up, running conduit and cabling is far easier then.
